The good news is that Naples and the Southwest Florida real estate market is rebounding. There are many areas in Naples to consider. The most desirable neighborhoods are west of 41/Tamiami Trail in close proximity to the beach, on canals with direct gulf access or close to downtown Naples. These Naples neighborhoods, going from the North to South (towards downtown Naples), include Vanderbilt Beach, Pelican Bay, Park Shore, The Moorings, Coquina Sands, Old Naples, Aqualane Shores, Port Royal and Royal Harbor.

Vanderbilt Beach is located in North Naples, just north of Pelican Bay and the Ritz Carlton hotel. Vanderbilt Beach is home to high rises and condos that line the stunning white sandy beaches. Other areas within Vanderbilt Beach, like Connors, are on canals leading to the Gulf of Mexico. La Playa and The Ritz Carlton hotel are two standout beach front hotels on Vanderbilt Beach. Many Vanderbilt Beach properties built in the early 70’s represent a great opportunity for investors to remodel and buyers can find new homes or older homes for waterfront living at its best.

Pelican Bay is a private beach and golf community west of 41 and one of Southwest Florida’s most heralded residential communities. Located along 2.5 miles of sandy beaches with a backdrop of native Florida mangroves, Pelican Bay consists of 2,104 acres of beaches, lakes, parks, golf courses and nature preserves. The Moorings is a community of winding streets shaded by tall trees, originally built in the 1960s and 1970s. Centrally located between Park Shore and Coquina Sands, The Moorings is a luxury beach front community with homes directly on the gulf, bay, lake or inlets. The Moorings includes a variety of single-family homes, larger estates, villas and condos – mostly with traditional Florida design. Lowdermilk Park is owned by the Moorings homeowners association and residents have access to a private beach. Because gulf access is just a few bridges away, boating enthusiasts keep their boats on boat lifts at their homes or via private docks nearby. Moorings Country Club; a private 18-hole, par 63 golf course, allows Moorings residents to play golf year-round.

Coquina Sands offers single family homes and condominiums with traditional Florida design, along winding streets of neatly manicured lawns lined with mature ficus, banyan and palm trees. Many Coquina Sands properties are on the water, with older, renovated homes as land values have increased. You can still find affordable single family homes and beachfront condos in Coquina Sands, all within a fabulous location convenient to Naples shopping and dining.

Old Naples, where the original city of Naples took root, is a charming area characterized by coconut palms on each avenue, all leading to the beach. Old Naples is uniqe,, with a history of small cottages, beach front estates and everything in-between. Home ages vary from turn-of-the-century to the present date with a variety of architectural styles. Many condos can be found in Old Naples – all within walking distance to the Gulf of Mexico.

The most desirable land parcels in Naples are in Port Royal and Aqualane Shores. These estate areas are either on the beach or bay canals, with gorgeous gulf views, easy access to the gulf and are also close to to downtown Naples.
